Our People: Board and staff
1010 is a designated Community Housing Development Organization (CHDO), a designation which confirms that 1010 has passed a rigorous screening process established by the United States Department of Housing and Urban Development and supervised by the Los Angeles Housing Department. This designation also means that our Board of Directors reflects the communities we serve: one-third of our board members are residents of our developments or live in low-income communities, allowing 1010 to benefit from the insight and experience of our clients. 1010’s board members have experience in real estate, housing, economic development, finance, law, education, community organizing, and social services.
1010's highly-qualified staff has experience in affordable housing development, financial management, community development/organizing, and social service delivery. Staff also includes a skilled bookkeeper experienced in nonprofit accounting. Staff members serve on various community and professional boards, giving them an understanding of participant agencies and stakeholder needs.
Robert Buente

Bob Buente became 1010 Development Corporation’s President and Chief Executive Officer in March 2009. Mr. Buente has over 20 years of management experience in affordable multi-family housing development, finance, and consulting. Prior to joining 1010 Development he was the founder and managing partner of Trafford Associates LLC. Trafford is a real estate consulting and development company focusing on the acquisition, construction, and development of affordable multifamily housing communities. Trafford was the project manager/co-general partner for planned affordable projects in Bakersfield, San Clemente, and Stanton. He is an associate member of the Urban Land Institute where he is vice-chair of the Los Angeles District Council’s 2009 Urban Marketplace Committee. Mr. Buente is also a member of the executive board of Rose City Counseling Center, a Pasadena-based nonprofit mental health center.
John Stern

John Stern joined 1010 Development Corporation as Chief Operating Officer (COO) in 2005. Mr. Stern has more than three decades of experience in real estate and working in nearly every aspect of affordable housing, including development, management, and financing, around the United States and internationally. His work has included stints at the U.S. Department of Housing and Urban Development (HUD), the Federal Housing Finance Board, a USAID-funded housing program in Kazakhstan, and as the head of several affordable housing development organizations. At 1010, Mr. Stern is responsible for day-to-day operations, organizational issues, and asset management/oversight of each of 1010’s five operating properties.

Lena Lacza has been 1010’s full-charge Bookkeeper/Business Manager/Controller since 1992. Ms. Lacza has years of experience as a bookkeeper for numerous nonprofit and church-related organizations, and continues to provide bookkeeping services to First United Methodist Church, the Los Angeles United Methodist Urban Foundation, and several other groups. In addition to managing 1010’s organizational finances, she is also the full-charge bookkeeper for each of 1010’s five housing developments.
